Recreating a Historic Lead Hopper for a Listed Property
As part of the construction works at Broad Windsor House, Axminster Design & Build was tasked with recreating an important historic feature of the property’s original drainage system – a traditional lead hopper.
The hopper was meticulously handmade by our in-house lead worker, using historic photographic evidence to reproduce a feature that had been lost from the building over time.
The project formed part of the careful restoration of the property’s traditional lead guttering and drainage system, with the finished work requiring approval from the relevant Heritage, Listed Building and Planning authorities.
Working From Historic Photographic Evidence
One of the most challenging aspects of the project was the limited information available about the original hopper.
During discussions between Axminster Design & Build, Heritage, Listed Building and Planning, dated photographs of the property were examined to establish how the original drainage system would have appeared.
These photographs showed that the property’s guttering and downpipes had traditionally been constructed in lead. They also revealed a distinctive lead hopper that had subsequently disappeared from the building.
Although the surviving photograph was heavily deteriorated and difficult to interpret, it provided enough historical evidence for our team to begin accurately recreating the missing feature.
Recreating the Original Lead Hopper
Rather than installing a modern off-the-shelf alternative, the decision was made to reproduce the hopper so that it remained sympathetic to the age, character and architectural significance of Broad Windsor House.
Our specialist in-house lead worker carefully studied the historic photograph before handcrafting a bespoke lead hopper designed to replicate the original feature.
The new hopper was incorporated into the property’s restored lead guttering and drainage system, helping return an important architectural detail to the building while maintaining the traditional materials and appearance appropriate to a listed property.
Heritage, Listed Building and Planning Approval
Working on a listed property requires considerably more than simply reproducing the appearance of an original feature.
The proposed work needed to respect the historic fabric and character of the building while satisfying the requirements associated with Listed Building Consent, Heritage and Planning.
Axminster Design & Build worked closely with the relevant parties throughout the process, using the historic photographic evidence to support the proposed reconstruction.
Following completion, the recreated lead hopper and associated works were successfully signed off and approved, demonstrating that the finished installation met the requirements established for the project.

This project is a good example of how historic building restoration can require a combination of research, specialist craftsmanship and close communication with conservation and planning professionals.
